Cannonball Primary tightened even as new listings barely changed

The one number that changes what you should do: the Real Estate Data Aggregator counted 5,236 homes for sale across Cannonball Primary in the three months ending July 31, 2026. That is down 20.5% from a year before. Fewer choices on the shelf means every well-priced home gets more attention.

Realtor.com reported active listings topped 1.16 million homes nationally in September 2026. Cannonball Primary is moving in the opposite direction. Less local supply, more buyer pressure.

New listings barely moved

The Real Estate Data Aggregator counted 2,778 new listings across the market in the same period. That is up just 0.1% from a year before. More sellers listed, but not enough to offset how many homes were absorbed.

The Real Estate Data Aggregator counted 1,614 homes sold across Cannonball Primary, up 11.9% from a year before. More homes are selling even as fewer sit on the market. That is the tightening in plain numbers.

Rates add pressure for buyers

Freddie Mac put the average 30-year fixed rate at 7.28% as of October 1, 2026. Realtor.com noted that is the first time rates climbed above 7% since January 2025. Higher rates slow buyers down. But fewer homes for sale slow them down further.

Pending sales and prices confirm the squeeze

The Real Estate Data Aggregator counted 1,578 pending sales across Cannonball Primary, up 6% from a year before. Buyers are still committing, even with rates above 7%.

The Federal Housing Finance Agency reported U.S. house prices rose 2.6% from July 2025 to July 2026. Some ZIP codes here moved well above that. ZIP 33149 saw a median sale price of $1,525,000, up 13%, according to the Real Estate Data Aggregator. ZIP 33133 hit $1,650,000, also up 13%.

Not every ZIP moved the same way. ZIP 33160 saw its median sale price fall 10.1% to $535,000, per the Real Estate Data Aggregator. Days on market there stretched to 176 days, 38 days longer than a year before. Inventory fell 22.2%, yet prices still dipped. That tells you pricing discipline matters more, not less, when supply is tight.

ZIP 33131 and ZIP 33132 both carry over 13 months of supply, according to the Real Estate Data Aggregator. That is a buyer's market inside a tighter overall picture. One street can read very differently from the whole ZIP code.

What this means for you

For sellers: fewer homes competing with yours is a real advantage. But pricing still has to match what buyers can afford with a 7.28% rate, per Freddie Mac. Overpricing in a tight market still costs time.

For buyers: 20.5% less inventory means you have fewer options, per the Real Estate Data Aggregator. Realtor.com noted that price cuts hit 20.8% of listings nationally in September, the highest since October 2022. Some sellers here will negotiate. Knowing which ones takes local knowledge.
