Freddie Mac put the 30-year fixed rate at 7.40% on October 15, 2026. That is the highest level since January 2025, according to Realtor.com. Higher payments are real. Even so, the Real Estate Data Aggregator counted 1,667 pending sales across Cannonball Primary in the three months ending August 31, 2026. That is up 9.7% from the same months of 2025. Buyers have not stepped back.

So what does that mean for you? If you own, serious demand is still there. If you are buying, you are not alone in this market.

The Real Estate Data Aggregator counted 1,668 homes sold across all 12 ZIP codes in the three months ending August 31, 2026. That is up 14.3% from the same months of 2025. More homes are closing, not fewer.

Inventory is tighter. The Real Estate Data Aggregator shows homes for sale across the buy box fell 17.4% from a year ago. Fewer choices for buyers means less room to negotiate on price.

How each ZIP code stacked up

The story is not the same in every neighborhood. Here is how the 12 ZIP codes compared on median sale price and days on market in the three months ending August 31, 2026, per the Real Estate Data Aggregator.

Where prices rose and where they dipped

Not every ZIP code saw prices climb. Some dipped a little. Here is the honest picture from the Real Estate Data Aggregator for the three months ending August 31, 2026.

ZIP 33129 jumped 44.9% in median price, per the Real Estate Data Aggregator. That is a big move. It can reflect a different mix of homes sold, not just pure price growth. ZIPs 33137 and 33160 each fell more than 13%. Prices dipped in those spots, and buyers there have more room.

The national picture behind these local numbers

The Federal Housing Finance Agency reported U.S. house prices rose 2.6% from July 2025 to July 2026. That is a much slower pace than Cannonball Primary's stronger ZIPs. Locally, demand is outrunning the national average in several neighborhoods.

Realtor.com reported that 20.8% of listings nationally took a price cut in September 2026. That is the highest share since October 2022. In Cannonball Primary, some ZIP codes are seeing the same pressure. Others are not. The data depends on the street.

Speed: which ZIP codes moved quickest

ZIP 33145 had 14.7% of homes go under contract within two weeks of listing, per the Real Estate Data Aggregator. That was the highest share in the buy box. ZIP 33140 was close at 12.8%, and ZIP 33129 at 12%. ZIP 33132 was slowest at 3.6%. Speed varies a lot by neighborhood.

Supply: still falling in most ZIP codes

Months of supply fell across most of the buy box. ZIP 33149 dropped to 5.2 months. ZIP 33133 dropped to 5.5 months. ZIP 33145 also hit 5.5 months. Those are the tightest spots in the market, per the Real Estate Data Aggregator.

ZIP 33132 had the most supply at 17.3 months. ZIP 33130 sat at 14.8 months. ZIP 33131 was at 13.5 months. More supply means buyers have more options and more time in those areas.

In short
  1. Freddie Mac put the 30-year rate at 7.40% on October 15, 2026. Yet the Real Estate Data Aggregator shows 1,668 homes sold and 1,667 pending sales across Cannonball Primary in the three months ending August 31, 2026, both well ahead of last year.
  2. Supply is down 17.4% across the buy box.
  3. Demand is holding.
  4. The market is not moving the same way in every ZIP code, and one street can read very differently from the whole area.
